What does Exclusive Buyer Agency really mean?

An Exclusive Buyer Agent is a representative contractually bound to the Buyer. As that agent our responsibility to the Buyer includes:

Full disclosure - If the Seller or Seller's Agent shares information with us, we have to share it with you. On the other hand, any information that you share with us must remain private unless you specifically instruct us to disclose that information*.

We have a responsibility to obtaining the best price and terms to your satisfaction and an obligation to advise when and what to offer for a property.

We are obligated to show any and all property you are interested in, regardless of the commission rate or company with which it is listed.

Ultimately we are bound to your satisfaction. You may choose to work with us, or choose not to at any time.

Myth: Without a Buyer's Agent a Buyer can purchase a property for less since the Buyer Agent's commission is not needed.

Fact: When a property is listed, the fee's agreed to pay a Buyer Agent are negotiated ahead of time by the Seller and the Seller's Agent. A Seller's agent MAY NOT reduce those fees if a Buyer's Agent is not present for that specific Buyer. Any attempt to do so is a violation of Real Estate law and highly unethical.
