- Surprisingly, there are a number of financing options for investors. If you plan on owner occupying the investment you can use: Conventional, VA, and FHA loans. FHA in fact allows the smallest down payment (only 3% with closing costs), and you can purchase up to a 4 unit dwelling, but you must owner occupy. Most other non-owner occupied investments require a form of conventional financing and at least 15-20% down with closing costs.
- Down payments range from 3% (FHA owner occupied) to 30% (standard conventional) and more depending on the loan type, and property type. You will also have varying closing costs which depend largely on the lender you select.
- Yes, an owner can carry back a portion of the loan, or finance it completely. By carrying back a portion of the loan the Owner can sometimes influence a lender to require a smaller down payment, which can be very helpful in investment situations.
